Prior to marketing, a lettings valuer will visit your property to ascertain an accurate value of the property and discuss our recommendations and strategies with you.
As soon as a new property becomes available to let, a tried and tested operation begins. All our lettings receive an extensive advertising campaign with internal and external photography to ensure that it generates maximum interest. Furthermore, Hobarts have a constant supply of waiting tenants who will be introduced to your property as soon as it becomes available. All our tenants are professionally vetted and referenced by an independent company to ensure their suitability.
Introductory Let Only Service
Our introductory service includes:
- Full marketing campaign
- Accompanied viewings
- Finding suitable tenants
- Independent Reference checking
- Preparation and Implementation of an appropriate Assured Shorthold Tenancy Agreements
- *Registering the tenant’s deposit in accordance with an approved Deposit Protection Scheme
- Negotiation of rent increase (when applicable)
All landlord’s fees are subject to VAT at the prevailing rate of 20% and are charged on a pro-rata basis.
Introductory Let Only Service – 8.5% of 12 months rental income, payable on commencement of tenancy by way of deduction from initial rent.
Renewals – 5% of annual rental income for each year the tenancy is deemed active (whether in occupation or not), these fees are payable within 7 days of the anniversary of the original tenancy.
*Deposit Protection Fee – £54.50
Tenancy Deposit Dispute Fee – £250 (In the unlikely event of a dispute of damages/unpaid rent etc.)
Replacement Tenant – No Charge
We also offer a full property management service, to make life easier for you.
Management Fee – 5% of the rental income in addition to the letting/renewal fee, paid monthly by deduction from the monthly rent.
Maintenance and Repairs – An administration fee equivalent to 10% of the contract value of works will be levied (subject to a minimum fee of £35)
